Requirements

Landlords must have the gas appliances checked every 12 months to ensure their tenants are safe. The checks are to be carried out any time between 10-12 months after the last routine gas safety check.

Records / Log

The Annual gas safety check will have detailed information on the results carried out at the time of inspection. A copy of the safety record must be supplied within 28 days of the safety check being completed for existing tenants and supplied before any new tenants move in.

Landlords must keep copies of the record for 2 years.

Maintenance

A regular maintenance schedule should be set up to provide inspections to any gas appliance within the property to ensure everything including pipework is safe. Annual servicing of these appliances is recommended. There is no formal requirement for landlords to keep a maintenance record but you will be required to show that regular maintenance has been carried out.
